2016 Summer Rental Rates

2016 may be the year that private cottages and homes become subject to Room Occupancy Tax. This tax has
been charged by motels, hotels, and many inns and bed and breafast rentals since the 1960s. Private property has
also been technically liable for the tax as well. but until the law is changed, such rentals are exempt if they strictly
follow 4 rules. This is why you hve to bring your own launderable linens and ust rent for a minimum of 7 days.
We also cannot provide maid service except between rentals or be affiliated with a business that is liable for the tax.
Should the law change, it will go into efffec July 1, 2016 and al rentals as of that date, whether or not they were
booked in advance, will be taxed. For that reason, be aware that you will be taxed on any rental you reserve beginnning
with the first week in July, and that the tax wil be due at the time you pay your balance. Should the law pass, we will
know what the rate will be and will advise tenants of the additional charge. We are assuming that it will be either 6.7%.
which is the towns' share of the total state tax or 11.7%, which is the the total tax. lease prepared. Signing a lease
obligates you to pay the tax if the law is changed.

Most owners offer discounted rates if they rent in the off-season. Some owners have a single rate regardless
of the length of a vacation, while a number of owners use a two-week vacation as their default rental and charge
a premium to cover the additional cleaning necessary for a single week. The chart below lists the rental rates for
each of these options. A few owners base their rates on demand, with a higher rate for the weeks of greatest
popularity or proximity. These entries are posted on an individual basis.
Red rates indicate a cottage that might
offer a discount for bookings made after May 10. Discounts vary; call or email for more information.

New listings' rtes are for 2016 only. They are listed with late season discounts.


All rentals are subject to a $75.00 booking fee due at the time of the initial deposit. Deposits should be in the form
of a personal (or business) check for residents of the US. Canadian deposit checks must be in US funds, state that
they are payable through a US bank, and be microencoded along the bottom. International money orders are often an
easier method. International payments can be wired. For more information regarding reservations and deposits please
